Obtaining Environmental Clearances for the Expansion of Commercial Building—M/s RSM Tower

M/s RSM Tower, a leading developer of commercial buildings, successfully acquired Environmental Clearances (EC) from the State Level Environment Impact Assessment Authority (SEIAA), Tamil Nadu, in collaboration with the Ministry of Environment, Forest and Climate Change (MoEF&CC). The approval falls under Category 8(a)—Building and Construction Projects, as per the EIA Notification 2006 (S.O.1533) and its subsequent amendments.

Project Overview

The project focuses on expanding commercial facilities at Devadhanam Village, Trichy District, Tamil Nadu. The initial clearance covered a total built-up area of 28,093.17 sq. m on a land area of 6,595 sq. m. With the need for additional construction of a utility area, the project was reintroduced to SEIAA as an expansion project, adhering to EIA notification guidelines

Project Objective

The primary goal was to secure Environmental Clearances for the Expansion of Commercial Buildings by M/s RSM Tower. This involved constructing utility block warehouses and expanding facilities while ensuring compliance with regulatory requirements.

Methodology

  • The proposed Expansion project was applied to obtain an amendment to the existing Environmental clearances as an additional construction of a utility block within the same land area.
  • Accordingly, the proposed amendment was applied under the Amendment to the EC scheme via an online process on the Parivesh Portal under the same registration.
  • A conceptual plan was prepared and attested with all the required project details, and the changes or amendments were proposed.
  • A meeting was held with the SEAC members and the committee requested to resubmit under the expansion project, and the same was followed.
  • The application was re-submitted and appraised by the SEAC and later SEIAA members meeting and was issued for Expansion.

CONCLUSION:

After submission of all the documents sought by the SEAC and further scrutiny and confirmation of SEIAA, the EC was issued for the proposed expansion project.
